2014 was a wonderful year. Thank you to all of you for being a part of it. I am so very grateful for each of my family, friends and clients. As the year came to an end and I looked forward to 2015, I did what I do each year: I made priorities and set goals.
In addition to my work priorities, I have one new very big priority in my personal life – my husband and I are expecting our first child this month! We are over the moon about what is just a few short weeks away!
I have enjoyed working on my blog and sharing information about Nashville events and the real estate market with you over the past several years, but I just do not feel like I will be able to give it the time it deserves as my pregnancy ends and our little one arrives. I will keep the blog up and you will be able to search for previous articles and find up-to-date information on how to contact me. This is not a permanent goodbye, but it is a break that I am not putting a definitive end date on. I am looking forward to being a mom and getting to know the little bundle of joy coming soon and I am thankful to not have to rush that!
My husband, Pete Costanza,and I are both Realtors and work together. We will still be working as full- time agents and we would love the opportunity to help with any real estate needs. I am just shifting my energy away from the blog for now.

I simply love this time of year! There are so many wonderful opportunities to spend time with family and friends. One of my favorite things to do is to look at Christmas lights. The transformation of houses, parks and businesses makes running errands and coming home from work beautiful. It is also a great reason to gather a group of those you love in the car for the evening!

The Nashville real estate market has seen a wonderful year. Typically we see a slow down in October, but that is not the case this year!
Homes sells were up an astonishing 22% over last October. There are only a few less buyers than there were in September. The good news is that these buyers are highly motivated and when they see a well-priced home they act quickly. The average days on the market is also down from this time a year ago. Current listings across the metro are on the market an average of 68 days prior to selling.
Median home prices are up 3% over a year ago and the condo market has truly seen a surge. Condo sales prices are up 11%!
This is a great time to be a buyer or a seller. Sellers just need to price their home at the true market value and a quick sell is almost guaranteed. For buyers, sellers know they have to have a well-maintained, well-priced home to attract you. This is the time to find your perfect home!
