Easter Brunch in Nashville

Easter is less than two weeks away. Are you planning on hosting dinner at your house or would like to take a day off and go somewhere for Easter brunch? If you are thinking that going out sounds like a good idea, you don’t want to wait another minute to decide where you are going and make a reservation! I’ve put together a list of a few places around Nashville that you should try if you haven’t. Easter is the perfect time to do that!

Harding House – Is the on-site restaurant at Belle Meade Plantation. They serve up southern specialties everyday and it will be a delicious treat and beautiful location for everyone on Easter.

Jonathon’s Grille – There are four locations of this local favorite. It is not your average sports bar and would be perfect for a casual Sunday gathering.

Kitchen Notes  Kitchen Notes is located in the Omni Hotel and is another southern favorite. Enjoy traditional Southern dishes handed down from generation to generation. It offers sustainable dishes made from treasured family recipes. This innovative farm-to-table concept incorporates using the freshest ingredients to create great food and a casual dining experience. 

Park 25 Bistro – Park Bistro is new comer on the West End Nashville scene. It is located in the Marriott at Vanderbilt University. It serves itself up as an American Bistro with a southern flare.

Prime 108 – Prime 108 is fine dining! Their website says, “savor a diverse menu that combines local produce and sustainable ingredients to create tantalizing dishes that delight and impress.” That makes my mouth water! If you choose to have Easter Brunch at Prime 108 you will have an amazing meal with an upscale atmosphere!

There are many other restaurants in Nashville that are always a delight to visit! Just don’t wait another minute to make a reservation if  dining out on Easter is in your plans!

Welcome Spring With A Party!

Spring is here! While the weekends weather is not going to be ideal, I cannot help but be excited about the changing of the season! This has to mean an end to cold weather soon, right? 

The potential for warming temperatures and budding flowers has me ready for spring and summer activities and one of my favorite is an outdoor party! It is a great excuse to work on your spring yard spruce up and an even better excuse to bring your friends together! With the weather still a bit temperamental this time of year it can seem like a daunting task, but with a little flexibility you can host a great party to kick off the changing season! 

Here are a few pointers:

1- Make the party indoor/outdoor. It is important at this time of year to have a back-up plan should the weather change. Allow the party to flow inside and out so if everyone needs to move indoors it is not a big ordeal!

2- Set up multiple areas to mingle. Move furniture around and set up seating areas outside for people to relax and chat. Move food and beverage stations out of the way of traffic flow. Leave a little space near the beverage cart for people to gather and chat.

3- If you are inviting kids, give them an area all to themselves. Have things for them to do so they feel like it is a party for them too. If you have lots of younger children coming, hire a babysitter to help out. Parents can relax more and everyone will have a good time!

 4- Chose your menu wisely. Don’t serve items that have to stay really cold in order to be good. One really warm spring day, could leave your yogurt parfaits less than yummy.

5- Relax and have fun yourself! Remember that only you knew the plan, if the weather forecast changes, make adjustments and go with it. The more relaxed you are the more your guest will have fun!

What Should You Do Before You List Your Home

Declutter your kitchen for maximum appeal!

Sellers often ask their Realtor what they should do before putting their home on the market. This week on The Lipman Group Sotheby’s International Realty blog there was a post with some great suggestions.  The post was titled, Five Tips for Listing your Home.

1. Elevate curb appeal. Winter’s harsh conditions may have the exterior of your home looking a little worse for wear. Power wash your home, walkways, porches, fences, driveway, deck and all other outside surfaces. Freshen landscaping by picking up fallen leaves, broken branches, and other debris, then bring your yard back to life with seasonal plantings and a fresh layer of mulch.

Lights, trimmed hedges and clean front yard will make a buyer want to see more.

2. Clean out, declutter and repair. Buyers want to imagine themselves living in their own home, not yours, so remove all personal items such as photos, quirky collections, knick-knacks and most art objects. Fresh paint in a light and bright neutral color provides an immaculate blank slate for buyers. For the most part, today’s buyers are not looking for a project. Consult with your Realtor about which repairs are needed to make sure your home is in tip-top shape to attract desired buyers.

Nashville Real Estate Investment

What do Nashville, Dallas, Fort Worth, Charlotte, Houston, Atlanta, Oklahoma City, Orlando, Las Vegas and Boise City all have in common? They are the top  ten real estate investment markets. Nashville ranks fourth on the list of markets where firms are investing in single-family homes and instead of flipping them they are holding on to them and renting them. 

In an article from The Tennessean, Ingo Winzer, president and founder of Local Market Monitor, which tracks local housing prices said, “These markets also have strong home price appreciation, but are still under priced by as much as 28 percent.” 

This is important because, the focus was originally on foreclosed properties or properties that needed repair that could be purchased at drastically reduced rates, but in Nashville, Charlotte and Dallas that is not the case,  investors are looking at all properties. The housing market was not hit as hard in those three cities, so investment firms are renting the homes allowing home prices to continue their increase.

Many speculate that the rental market will remain strong due to first-time buyers delaying home purchases because of lack of job opportunities and debt. 

In Nashville we are fortunate that our job market has remained fairly strong so that may not as big of  a concern, but college loans, and tighter loan requirements may factor into decisions in our market.
