Labor Day Weekend

The Nashville market continues to flourish! The July numbers are in from GNAR and they continue to show positive growth in closings, median sales price and the days on market continue to decrease.

Two New Listings Under Contract in Less Than One Week

Yes, you read that correctly, under contract in less than one week!  It has been an exciting spring and summer in real estate. The fast paced Nashville market has kept me very busy – just the way I like it.

This beautiful Spring Hill home is set to close in a few short weeks after going under contract in record time.

In the past month alone I listed these two wonderful homes and they went under contract in less than one week.

It is no surprise this home, within walking distance to popular Eastland Ave. and Porter Rd., was under contract in less than a week.

Both homes have been updated and well-cared for and as soon as the buyers decided to list them I went to work marketing each home. Buying and Selling a Home in Nashville

house for sale The Nashville real estate market has been hot all summer. The GNAR reports that home sales were up 9% in June 2014 vs June 2013. We keep seeing the numbers grow month-to-month and it is exciting! 

If you have been contemplating buying or selling your home it is a great time to jump in. The Tennessean published two articles this week on buying and selling a home because it is such a hot topic.

Hagan Stone, the president of the Greater Nashville Association of Realtors wrote “What to expect when buying a home” and it contains some wonderful information that all buyers can benefit from. Take a few minutes to read it today if you are contemplating a purchase.

Mike Dillon is the 2014 president of the Home Builders Association of Middle Tennessee and he wrote an article for the paper entitled “Ten tips for selling your home.”  Selling a home can be difficult for the owner because there is an emotional attachment. Mr. Dillion’s article does a great job of reminding us of the things around our house we need to step back and take a look at with a fresh set of eyes.

Homes for sale in Nashville

Summer is the perfect time to find your new home in Nashville.

According to the Greater Nashville Association of REALTORS, single family homes were only on the market for an average of 65 days in June. On top of that, price averages have risen approximately $20,000 for single family homes since this time last year! The best news of all prices are projected to increase 4% by May 2015. 

This is great news for home sellers! If you just bought a home, it means your investment is increasing in value and it means if you are even considering buying, it is the right time to start looking!

How To Protect Your Home While Your Are Out Of Town

nashville roadtripsAre you traveling for the Fourth of July holiday? AAA estimates that 41 million people will travel either by car or plane this weekend! If you and your family are in that 41 million there are some things you can do to make your house more secure even if you are only gone for a few days!

1- Tell your neighbors that you are going to be out of town and an emergency contact number. That way if they see anything out of the ordinary going on at your house they can get in touch with you.

2- Put timers on interior lights and motion sensors on exterior lights. These will benefit you year round and are a big bonus when you are out of town. Nothing tells everyone you are gone like a completely dark house for a few days.

3- Give a key to a neighbor, a friend or hire a house sitter. Ask them to stop by and bring any packages or mail inside and just check on your home. Things can happen and it’s better to find out about a leak or toilet that was left running early than to come home three days later to a mess and a lot of unnecessary damage.  

4- Double check all windows and doors to make sure they are locked. Add some extra protection to sliding glass doors by putting a cut piece of wood or large dowel rod in the groves at the bottom of the frame, making it impossible to open the doors. 

5- Make sure your yard looks like it has been cared for. High grass and unruly hedges can be the first clue that no one is home to someone thinking about breaking in. 

Take a few minutes to do these things and then set off on your trip without worrying too much about your home!

Nashville Home Lending Changes

changes in home lendingHave you heard about some of the recent changes in lending around Nashville? Banks have loosened parameters on some loans which is good news for home buyers.  We recently featured an article on The Lipman Group Sotheby International Realty’s blog talking about some of the changes.  

One of the interesting facts in the article is also that there has been a surge in 100% cash home purchases. While some private home buyers are paying 100% cash, most need a loan to make the purchase. A lot of the cash transaction are from investors.
